The Union Bay Development will be a “game changer” for the entire Comox Valley and central Vancouver Island. With miles of walking and hiking trails, beautiful beaches and extraordinary views of Baynes Sound, Denman & Hornby Islands, the Georgia Straits and the Coastal Mountain Range, it will be a “one of a kind” development that will dominate the real estate market for the foreseeable future. The scale of this 789 acre project is large enough to be able to provide amenities other smaller developments cannot and will change the character of the Comox Valley. It is virtually building a new community with all of the amenities which come with it.

After 20 years of planning, the project is now ready to proceed. With hundreds of acres devoted to open space, a new water system, sewage treatment system, and architectural sensitivity, it will set a new standard for the Comox Valley.

After ten years of pursuing entitlements and zoning approvals which would be virtually impossible to obtain today, the “heavy lifting” is already done. Approvals are in place for over 3,000 housing units, a new 300 slip marina, a hotel/condo hotel, seniors housing, waterfront village and retail. The property is divided into 5 Comprehensive Development Zones which provides the ability to bring in developers and investors that can purchase or joint venture smaller component parts of the project under the overall master plan.

With the price of housing continuing to reach new highs on southern Vancouver Island and the lower mainland, people are finding it more and more difficult to find suitable housing at prices they can afford in a location that meets their needs for health care, transportation alternatives, a mild coastal climate and wide ranging recreational options. Home prices in the Comox Valley are 30% to 40% lower than prices in the greater Victoria area and 10% to 20% less than Nanaimo, Qualicum and Parksville on central Vancouver Island.

The diversity of the land is truly unique, the ecology unparalleled, the setting one of the best in North America, with extraordinary mountain and ocean views and stunning beaches that provide a spectacular backdrop to this exceptional part of the world. Referred to as “The Canadian Riviera” the east coast of Vancouver Island is a paradise for people of all ages and the Comox Valley, situated in the “Rain Shadow” of the Island’s Beaufort Mountain Range provides for unparalleled recreational activities on a year around basis.

Words are inadequate in trying to describe a property like Union Bay. If it’s true that “a picture is worth a thousand words” hopefully the photographs is this presentation will inspire you to explore the Union Bay Project further.

While I am willing to have an involvement in this project, at my age, (76) I need to involve people to help execute the plan that has been evolving over the past 20 years.

For answers to questions regarding investment opportunities and/or schedule a tour of this amazing real estate, I invite you to email or call me.
